Sky Office: Sustainability meets engineering expertise and optimal solutions in Vilnius

Sky Office, a striking 18-story business center, has risen as a landmark of sustainable quality in Vilnius, strategically located near the Western bypass. Standing at nearly 70 meters tall, this A+ energy-class building is not only a symbol of modern engineering but also a testament to sustainability and safety. Designed with integrated fire-resistant features and standardized connections, Sky Office ensures a high standard of security while reducing environmental impact.

Boasting cutting-edge engineering systems and a thoughtfully designed layout, Sky Office offers a variety of modern amenities, including a rooftop terrace with panoramic views and a unique glass-hanging balcony. The building has earned the prestigious BREEAM New Construction Excellent sustainability certificate, highlighting its adherence to international standards for eco-friendly construction.

From concept to completion, the development team emphasized sustainable practices, employing energy-efficient methods to reduce CO2 emissions and carefully sorting construction waste. This approach reflects the commitment to creating a building that balances innovation with environmental responsibility.

 

Optimized structure has impact on pricing and delivery times

Mantas Šidarauskas, Lead Structural Engineer at INHUS Engineering, shared insights into the project: “Our team was tasked with designing the load-bearing structures for the aboveground portion of the building. Collaborating closely with Peikko’s design team allowed us to resolve challenges quickly and efficiently, resulting in time and cost savings. If I had to sum up Peikko in three words, they would be accuracy, responsibility, and flexibility.”

Peikko Lietuva played a pivotal role in the construction by providing 800 meters of DELTABEAM® Composite Beams, which are central to the building’s prefabricated frame. Unlike most high-rise buildings in Lithuania, which typically feature a monolithic frame, Sky Office stands out for its use of precast concrete slabs and innovative beam solutions.

Tailored Solutions for Efficiency and Speed

For the roof installation, non-standard DELTABEAM® Composite Beams were designed to meet specific fire resistance requirements (R120) while supporting the terrace and its landscaping, which included heavy concrete planters. The lower floors required specialized support connections and permanent formwork, designed to handle significant loads while also offering high fire resistance.

“With identical floor plans across the building, the design phase was quick and efficient,” Daukšienė explained. “On-site assembly progressed rapidly, with one floor completed every two weeks.
